Beckton Retail Park redevelopment set to deliver 324,000 sq ft grade A Industrial Hub

Plans to redevelop Beckton Gateway Retail Park in East London into a 324,000 sq ft industrial and logistics centre have been approved by the London Borough of Newham.

The redevelopment, led by Oxford Properties in partnership with asset manager M7 Real Estate, aims to address growing demand for modern, sustainable logistics facilities in London.

The plans include three new warehouse buildings with ancillary office space, designed to accommodate a range of industrial uses.

The project was granted consent following pre-application engagement with council planning and design officers, as well as consultation with local stakeholders.

Construction is expected to begin in 2030, allowing existing businesses time to plan for relocation or future operations. M7 is working with tenants and landlords in the area to explore suitable alternative sites.

Sustainability features strongly in the design, with BREEAM Excellent and EPC A targets, rooftop solar panels, rainwater harvesting, and electric vehicle charging facilities all part of the strategy.

A green infrastructure plan will add 92 new native trees and is projected to deliver over 10% biodiversity net gain. Cycle routes and pedestrian links will also be introduced across the site.

Located near the A13, the site offers direct access into central London and eastwards into Essex, making it well-positioned for urban logistics use.

Once operational, the development is projected to contribute around £23.5 million to the local economy annually.

Over 300 full-time equivalent jobs are expected to be created, with a 160% increase in local employment across sectors including logistics, operations, and construction.

Oxford Properties and M7 Real Estate have also committed to offering opportunities for apprentices, trainees and graduates during the build phase, aimed at generating long-term benefits for the local workforce.

Paul Holdsworth, Director of European Industrial & Logistics at Oxford, described the consent as “a milestone” in the site’s repositioning. M7 Asset Manager Titus Chapple noted growing demand for high-quality, well-located industrial space: “Warehouse occupiers are increasingly demanding best-in-class space that meets the highest standards of sustainability. Beckton Gateway is designed to meet that need while bringing long-term economic value to the community.”

The redevelopment is part of a wider trend reshaping retail and commercial land in urban areas for logistics and light industrial use, as demand for last-mile distribution hubs continues to rise.
