Housebuilder Strata has secured planning permission for 230 new homes in Bolsover, Derbyshire, as part of a wider residential scheme being delivered in partnership with Persimmon Homes and Stancliffe Homes.

The approved phase forms part of a larger allocation in the local plan that will see a total of 812 homes delivered, with a gross development value of £57.5m.

The wider development includes £4.3m in section 106 contributions, which will be directed towards local infrastructure.

This includes funding for primary education provision and a new school, travel plan monitoring and road network improvements.

A new spine road running through the site is also planned, aimed at easing pressure on existing infrastructure in the area.

Green space and community facilities included in masterplan

Alongside housing delivery, the scheme will incorporate a 3.6-hectare town park featuring a pond, amenity space and walking routes. Serviced land will also be provided for either an extra care facility or affordable housing, to be brought forward by Bolsover District Council.

Strata’s 230 homes will be delivered across two parcels within the site, comprising a mix of two, three and four-bedroom properties.

The majority of homes will be built without gas connections as part of the developer’s approach to reducing carbon emissions.

Claire Linley, Planning Director at Strata, said: “This is a major milestone. It is incredibly rewarding to see it progressing towards delivery.

“The new link road will make a genuine difference to everyday life for existing residents, and the town park will be a lasting community asset for generations to come. We are proud to bring forward this development in partnership with Persimmon and Stancliffe Homes.”

Joint venture delivery and local employment focus

The scheme will be delivered through a joint venture with Persimmon Homes and Stancliffe Homes, with an emphasis on using local labour throughout the construction programme.

Sam Jones, Director at Stancliffe Homes, said: “We’re delighted to have secured planning permission for the second phase of this flagship development alongside our partners at Strata and Persimmon Homes. Bolsover has a proud past, a vibrant present and future brimming with potential. As a local homebuilder we’re excited to deliver a high quality, design led scheme with excellent green spaces in the town”.

A public consultation held in October 2024 engaged around 662 neighbouring residents, with feedback on traffic, infrastructure, wildlife and environmental considerations informing the final proposals.

The site benefits from existing transport links, including bus services in Bolsover and access to rail connections via Chesterfield, approximately 6.5 miles away.
