Reds10 Group has launched a new residential development business focused on affordable housing and industrialised construction, with its first scheme already under construction in Merstham, Surrey.

Reds10 Developments is delivering a 100% affordable housing scheme for Raven Housing Trust on a constrained brownfield site, following planning approval from Reigate and Banstead Borough Council.

The business will be led by Richard Fox as managing director and Damon Brown as director. The pair have almost 50 years of combined experience across development, funding, construction and modular delivery.

The Merstham scheme will provide two- and three-bedroom family homes. The homes are being manufactured at Reds10’s facility in East Yorkshire and will be delivered on a turnkey basis from factory production through to handover.

The homes are designed to meet EPC A and Operational Net Zero standards and will include solar PV, air source heat pumps, dedicated battery storage and EV charging.

Richard Fox, managing director of Reds10 Developments, said: “The housing crisis demands a different approach. Reds10 Developments combines development expertise with industrialised construction to unlock sites, reduce risk and deliver high quality, affordable homes more efficiently. By bringing development, funding and manufacturing together within one Group, we can give partners greater confidence on cost, programme and delivery, while ensuring every scheme creates lasting value for the communities it serves.

“Working alongside councils, housing associations, charities and developers who share our sense of purpose, we are combining local knowledge with our delivery capability to bring overlooked sites forward. Every scheme is designed around the people it will serve, with social value built in from the outset through local jobs, skills, training and lasting community benefit.”

Industrialised construction model targets stalled sites

Reds10 Developments said it will initially focus on affordable and social housing, with an emphasis on apartments delivered through a common, factory-built platform.

Reds10  plans to use standardised design and aggregated demand across projects to reduce build costs and increase productivity, with the stated aim of making development viable on sites that have previously been stalled or overlooked.

The launch forms part of the wider Reds10 Group’s vertically integrated approach, bringing design, funding, manufacturing, construction, fit out and operation within the group.

The group includes 13 specialist businesses and has an East Yorkshire manufacturing facility. It has previously used Modern Methods of Construction (MMC) across public-sector projects in defence, education, justice and health.

Paul Ruddick, CEO of Reds10 Group, said: “Reds10 has grown by doing things differently, and Reds10 Developments is the natural next step for the Group.

“Our vertically integrated model means we can take responsibility for a scheme from the land right through to the finished home, giving our partners real confidence on cost, programme and quality.

“In Richard and Damon we have an outstanding leadership team who understand both development and industrialised construction, and I am confident they will build a business that creates lasting value for partners, communities and the people who will live in these homes.”

New residential arm develops council and housing partnerships

Reds10 Developments is also establishing partnerships with councils, housing associations, charities and developers, with a number of sites identified as part of its developing pipeline.

The business said the partnerships will combine land and local knowledge from partners with its development, funding and construction capabilities.

Damon Brown, director of Reds10 Developments, said: “Starting on site in Merstham shows what our model can achieve on a challenging brownfield site.

“Bringing development and manufacturing together gives our partners confidence from the outset, and the long-term partnerships we are putting in place now will allow us to deliver that same certainty at a far greater scale. We have a strong pipeline that suits institutional investment and look forward to sharing more updates very soon.”
