Orbit Homes is progressing construction of a 272-home development at Great Plumstead in Norfolk, with more than half of the homes planned for affordable tenures.

Victoria Gardens will deliver a mix of one- to five-bedroom homes, including properties for social rent, affordable rent and Shared Ownership, alongside homes for market sale.

The development is being delivered to help address local housing demand, with grant funding from Homes England supporting the affordable housing element.

Energy efficiency built into new homes

All homes at Victoria Gardens will include enhanced insulation, solar photovoltaic (PV) panels and electric vehicle charging points. Some properties will also use air source heat pump heating systems.

The scheme also includes plans for public open space and an orchard, alongside bird and bat boxes intended to support local biodiversity.

During a visit to the development, Jerome Mayhew MP for Broadland and Fakenham was shown homes under construction and briefed on the project’s approach to energy efficiency and affordability.

Mayhew said: “I was delighted to take a closer look at how Orbit is working to build a mix of new homes here at Victoria Gardens, including much-needed new affordable homes for social rent and shared ownership for our local community. It was also great to hear more about the energy efficiency and sustainability plans for the homes and site and I’m excited to see it progress.”

Development includes affordable housing

More than half of the 272 homes will be delivered for social rent, affordable rent and Shared Ownership, with the remainder available for market sale.

Orbit Homes said the properties are being constructed to the same standards regardless of tenure, covering design and safety requirements.

Ray Winney, National Build Director at Orbit Homes, said: “We were proud to welcome Jerome for a tour of Victoria Gardens and to share our commitment to building quality, energy efficient and affordable homes that support local housing need across the region.

“We were delighted to show Jerome the progress we’re making at the development, and how it represents our passion for creating genuinely tenure-blind and sustainable communities for our customers to call home.”

The project forms part of Orbit Homes’ wider housebuilding activity across the region, with the developer delivering both market and affordable housing.
