Section 106 agreement secures funding for local infrastructure and services
A series of planning obligations were agreed as part of the s.106 package, including financial contributions intended to support local infrastructure and services.
These include a £21,043 Biodiversity Net Gain (BNG) Monitoring Fee, which will be used to oversee and verify ecological enhancements on the site over time.
Additional contributions include £24,000 to the Herefordshire and Worcestershire Integrated Care Board (ICB) to support healthcare provision, alongside education-related payments of £29,665.41 for high school provision and £33,903.33 for middle school provision.
According to the developer, the contributions are designed to support infrastructure capacity in line with population growth generated by the scheme.
The development also includes biodiversity improvements on site. Living Space reports that the scheme will deliver a 26.47% biodiversity net gain, exceeding the minimum requirement set out in national planning policy.
Scheme progresses towards construction phase
With full consent now secured, the scheme will now progress towards delivery stages, including the appointment of an affordable housing partner ahead of construction.
