Demolition begins on Cirencester flats to make way for 14 affordable homes
Demolition work has started at Austin Road in Cirencester as part of a regeneration scheme that will deliver 14 new affordable homes.
Housing provider Bromford Flagship LiveWest (BFL) is redeveloping two blocks of flats, replacing properties described as no longer fit for purpose and increasingly difficult to let.
Demolition clears way for new-build homes
The scheme involves the demolition of flats numbered 26 to 36 and 38 to 48 on Austin Road. In their place, the development will comprise eight one-bedroom flats, four two-bedroom houses and two four-bedroom homes.

EG Carter has been appointed as principal contractor, with David Horton Contractors undertaking demolition works ahead of construction, which is due to begin in the spring.
The homes have been designed by Oakley Architects to reflect the surrounding streetscape and respond to local housing demand. The development will incorporate solar panels, electric vehicle charging points and sustainable drainage systems.
Timber frame construction will be used, with the aim of improving energy efficiency and reducing running costs for residents.
Planning and delivery timeline
Planning permission for the scheme was granted by Cotswold District Council in July 2025. The first homes are expected to be completed in autumn 2027, with overall completion targeted for spring 2029.
BFL undertook consultation with existing residents from late 2023 and supported those affected by the demolition in relocating to alternative accommodation. A public consultation held in July 2024 received support from local stakeholders.
Millie Nicholls, Regeneration Project Manager at BFL, said: “This is a really exciting moment for everyone involved. These flats have served their time, but they no longer meet the standards our customers deserve. Replacing them with well-designed, energy-efficient homes is the right thing to do. It’s great to see the work getting started on site.”

Mathew Vye, Residential Director at EG Carter, said: “We’re delighted to be partnering with Bromford on this important regeneration project. Transforming this site into modern, energy-efficient homes will make a real difference for local people.”
Councillor Juliet Layton, deputy leader and cabinet member for housing and planning at Cotswold District Council, said:
“This project represents a significant step towards delivering the high-quality, affordable homes our communities need.”
