Compass Developments makes progress on 34-home Sunderland scheme
Compass Developments has completed the roofing, cladding and window installations on the first 18 homes at The Maxim, a housing development forming part of the Riverside Sunderland regeneration programme.
The Cramlington-based contractor was appointed by igloo Regeneration in September 2025 to deliver 34 homes within the Vaux Neighbourhood, on the former Vaux Brewery site in Sunderland city centre.
Completion of the external envelope means the first cluster of properties is now watertight, allowing internal fit-out works to progress without weather-related delays.

The first phase of the development is scheduled for completion in early 2027.
Timber and sustainable design feature in Vaux housing development
The Maxim will include two- and three-bedroom townhouses and maisonettes, with 16 of the homes based on designs developed by igloo Regeneration, Open Studios and Mawson Kerr for the Government’s Home of 2030 design competition.
Designs focus on sustainable, healthy and adaptable housing, with the wider neighbourhood planned to provide access to green space, local amenities and the city centre.
Stephen O’Neill, director at Compass Developments, said: “These homes set new benchmarks for sustainable, healthy, attractive, and future-ready living and provide a unique city centre housing and lifestyle offer.
“Completion of the external envelope to achieve weathertightness is a significant stage of the development and we’re well on track to complete our work next year.”

The contractor is delivering 34 homes as part of a wider plan to build 133 properties on the former brewery site.
Riverside Sunderland regeneration targets city centre growth
The Vaux Neighbourhood forms part of the wider Riverside Sunderland masterplan, led by Sunderland City Council, which aims to increase the city centre population from 2,500 to 5,000 and create 10,000 jobs.
Development is supported by funding through the Housing Growth Partnership and a research and development grant from the Ministry of Housing, Communities and Local Government.
Michelle Williams, project director at igloo Regeneration, said: “Reaching this stage is an important milestone for the Vaux neighbourhood and a visible sign of the progress being made at Riverside Sunderland.
