Clarion Housing Group has secured planning approval for a major regeneration scheme in Mitcham town centre that will deliver 249 homes while transforming the surrounding high street and public realm.
Merton Council’s Planning Committee has approved plans for the Majestic Way development, which forms part of Clarion’s wider £2 billion regeneration programme across the borough.
The project will provide 249 new homes, all for social rent, alongside investment in retail space, community facilities and public realm improvements.

The approval comes as demand for affordable housing continues to rise, with more than 10,000 households currently on Merton’s social housing waiting list.
Construction project combines housing delivery with town centre improvements
Alongside the new homes, the development will widen and enhance Majestic Way through new landscaping and greener public spaces designed to improve connections through the town centre.
The scheme also includes more than 400 square metres of community space, which will be offered rent-free, alongside modern retail units intended to support local businesses.
Clarion has also committed £60,000 towards town centre initiatives during the construction phase.
The housing association said the application was shaped through consultation with Merton Council officers, local residents, the Design Review Panel and the Greater London Authority.

Richard Cook, Chief Development Officer at Clarion Housing Group, said: “This is a huge step forward for Mitcham and for the families across Merton who need a safe, affordable place to call home.
“Majestic Way will deliver 249 new Social Rent homes at a time when they are needed more than ever, alongside a stronger high street and a new community space at the heart of the town centre.
“This is about investing in Mitcham’s high street as much as it is about new homes. We’ve worked hard with Merton’s officers, local residents and the Design Review Panel to get this right, and we’re proud of how it has evolved as a result.
“Clarion already has a long-standing presence in Merton, and this is a clear demonstration of our continued commitment to investing in the town centre, and in the people who live and work here for the long-term.”
Scheme forms part of wider £2bn regeneration programme
Majestic Way is one of a number of regeneration projects being delivered by Clarion across Merton, where the housing association is investing £2 billion to deliver more than 2,800 homes.

Clarion already owns and manages around 10,000 homes across the borough and will retain ownership and management responsibility for the new homes once completed.
The development is expected to contribute towards increasing the supply of affordable housing while supporting the long-term regeneration of Mitcham town centre through investment in housing, retail and community infrastructure.
