Bellway submits plans for 170-home development in North Yorkshire
Bellway Strategic Land has submitted outline plans for up to 170 new homes on a 23-acre site in Brayton, near Selby, North Yorkshire.
The proposed development would be built on land south of Mill Lane and north of the A63, with 10% of the homes earmarked as affordable housing.
The outline application has been submitted to North Yorkshire Council following a public consultation, including an exhibition held in May.

The scheme would provide a mix of two to five-bedroom homes, although the final number, layout and appearance of the properties would be determined through a subsequent detailed planning application if the outline proposals are approved.

Bellway Strategic Land said the site has been identified as suitable for housing development as part of efforts to address housing needs and a shortfall of sites in the Selby area.
Alex Bowling, Bellway Strategic Land Manager (North), said: “This land in Brayton is suitable to help address North Yorkshire’s acute need for new housing and the shortfall of sites identified to accommodate new developments in the Selby area.
“We have carefully considered the specific location of this site when designing our proposals for a range of two to five-bedroom homes which we believe will deliver a sustainable and well-balanced community.”
Development to include new pedestrian and cycle route
The proposals include the construction of a new 3m-wide footway along the southern side of Mill Lane.
Routes would provide pedestrian and cycle connections between the proposed development and the existing Brayton community.

Around half of the site would be retained or developed as public open space and wildlife areas, including woodland, wetland and wildflower meadow.
Existing trees and hedgerows would be retained where possible, alongside additional native woodland planting, street trees and new ecological areas.
Bowling said: “The project would include the construction of a new 3-metre footway along the south of Mill Lane to provide pedestrian and cycle access to the existing community in Brayton.
“Existing trees and hedgerows will be retained where possible and complemented by new planting, with native broad-leaved woodland planting along the southern boundary creating a rich ecological buffer, street trees lining the primary street and new wetland and wildflower areas created.
“We anticipate these measures will help to deliver a significant enhancement in biodiversity, reflecting Bellway’s BNG+ commitment to go beyond the minimum requirements set by legislation.”

Bellway Strategic Land said the proposals would deliver improvements to natural habitats beyond the minimum legal requirements for biodiversity.

North Yorkshire Council will now consider the outline application.
If permission is granted, Bellway Strategic Land will need to submit a detailed planning application setting out the final number of homes, site layout and design before construction can proceed.
