Lovell has launched the first homes at its £42 million Swinfen Vale development in South East Coalville, marking a further milestone in the area’s wider regeneration programme.
Located on Beveridge Lane, on the edge of Ellistown, the development will deliver 146 new homes, including 11 affordable properties, as part of the South East Coalville masterplan being led by Harworth Group.
The first homes released comprise a mix of three and four-bedroom properties, with the launch accompanied by the opening of two showhomes at the site.
Development forms part of wider regeneration masterplan
Swinfen Vale is one of a number of residential developments being delivered within the wider South East Coalville regeneration scheme, which is creating new homes, community infrastructure and green spaces in the National Forest.

Alongside new housing, the wider masterplan includes landscaped open space, play areas, a local centre providing retail and community amenities, and Greenstone Primary School.
Lovell said the development has been designed to appeal to first-time buyers, families and downsizers, with 12 different house types ranging from one to four bedrooms.
Each home has been built to achieve an SAP B energy rating and includes photovoltaic (PV) solar panels and electric vehicle charging points. Biodiversity measures such as hedgehog highways and swift nesting bricks have also been incorporated across the development.
Dawn Bennett, Sales Director for Lovell East Midlands, said: “The launch of Lovell Homes at Swinfen Vale is a significant moment for both Lovell and the wider South East Coalville regeneration.
“The development not only offer buyers a range of modern and thoughtfully designed new homes but also provides them with an abundance of green space and excellent connectivity.

“It’s a fantastic place for people to put down roots and become part of a thriving new community and we can’t wait to welcome prospective buyers to our new showhomes and give them their first opportunity to experience the quality, specification and lifestyle on offer.”
Residents expected to move in from September
Harworth Group said the development represents another stage in delivering the long-term regeneration of South East Coalville.
Peter Massie, National Director of Development – Residential Sector Lead at Harworth, said: “We are delighted to welcome Lovell to our South East Coalville development, where we are well advanced with our delivery of a thriving new community in the National Forest. Alongside high-quality homes, residents are already benefiting from extensive areas of landscaped green open space, play areas, a new local quarter providing retail and other amenities, and the award-winning Greenstone Primary School, expertly designed to fulfil its forest school ethos.
“We look forward to working with Lovell and other partners as this exciting development nears its completion.”
The first residents are expected to move into the development in September 2026, with construction scheduled to complete in autumn 2027.
