Caddick Construction has been appointed principal contractor to design and build a new Big Yellow Self Storage facility in Newcastle, adding to its growing portfolio of industrial developments across the North East.

The scheme, being delivered on behalf of Big Yellow Construction Company, will provide 60,000 sq ft of internal self-storage space across four floors on a site on Scotswood Road. Construction is scheduled for completion in summer 2027.

The development includes customer loading bays, office and reception facilities, staff welfare areas, roof-mounted solar photovoltaic (PV) panels, battery storage, car parking, landscaping and associated external works.

The building is being designed to achieve a BREEAM ‘Very Good’ rating.

Industrial construction pipeline continues to expand

The Newcastle project marks another contract win for Caddick Construction following the opening of its Durham office in 2025. The contractor said it has secured projects worth £127 million across the region during its first year of operation.

The appointment also strengthens the company’s industrial construction portfolio, which includes the delivery of Richardson Barberry’s DPD parcel hub at Newton Aycliffe.

Steve Ford, Regional Managing Director for Caddick Construction North East & Yorkshire, said: “We’re pleased to have been appointed to the design and construction of Big Yellow Self Storage’s new facility.

“This project expands our industrial portfolio in the North East and builds on our team’s expertise in delivering high-specification schemes.

“As one of the most active development markets in the UK, we’re proud to support the region and the local area through this investment, and we look forward to working closely with the Big Yellow team and our regional supply chain to deliver a high-quality, sustainable development.”

Sustainable self-storage facility planned for Newcastle

The new facility will become Big Yellow Self Storage’s second location in Newcastle, complementing its existing site on Industry Road.

Nigel Hartley, Construction Director at Big Yellow, said: “Big Yellow Construction has a strong track record of delivering high-quality, sustainable assets for the operational business across the UK.

“To maintain these consistently high standards, we work only with the best, and we are delighted to partner with Caddick Construction on what we hope will be another successful project for everyone involved.”

The project is expected to support the continued expansion of industrial and commercial development across the North East while incorporating low-carbon technologies, including on-site renewable energy generation and battery storage, as part of its sustainability strategy.
